: Personal Requirements Suitably qualified to a minimum of HNC in a building services related subject. At least 7 years experience in a senior management / project management role and in addition, a good technical grounding through a design or project engineering background. A structured and methodical person, able to communicate effectively with all levels of personnel, contractors and consultants. Job Description The Engineering Operations Manager will report directly to the Engineering and Building Services Manager and in turn will responsible for a small support team. The primary responsibility includes the development of all aspects of building services including electrical distribution systems, power generation, lighting, pipe systems, drainage, HVAC systems, chilled water, steam and boiler systems, lift and escalators, catering, refrigeration, water extraction and treatment The key development stages include the setting of engineering standards, strategic long-term planning, financial justification, design development, commercial / financial control and project implementation. This will include the appointment of specialist consultants where technical complexity or resource requirements dictate. Aside from engineering led projects, the role encompasses the management of quality control and assessment of operational impacts related to building services installed or modified by other projects teams. This involves design review / commentary, monitoring of works on site, defects reporting and ensuring that the proper documentation is handed over on completion. Where possible, strategic upgrades are integrated into the design of a project. The role necessitates good communication skills at all levels, ensuring that discipline managers are fully involved in all stages of project development as well as high level reporting to the senior management. Particulary, close liaison with the Planned Preventative Maintenance manager is critical to achieving common strategic goals. Another key responsibility is the development of an accurate centralised CAD based drawing system. This is a 5-year goal, involving the collation of existing information, site surveys and investigations. Secondary duties include the support of engineering operations, both as a backup to other senior engineering managers and when called upon to cover the overall operation on a rota basis. This involves the overseeing of all engineering disciplines to ensure high quality and continuous services in each discipline and where necessary, with reactive management of any emergencies or incidents as they occur.
